What we need
What we need to start
Send these with your first message if you have them. The 3D clock starts once everything for your package has arrived, or once our shoot or site visit is done, and we confirm the start in writing.
If something is missing, we tell you the same day.
For every listing
The details the site is built from, and the permissions we need before we start.
- Listing detailsPrice, beds and baths, conditioned square footage, acreage, year built, garage, pool, other buildings and HOA.
- What makes the home specialA few notes from you or the seller. We write the copy and send it back for approval.
- DatesThe coming-soon date, if any, and the planned MLS date.
- You and your brokerageYour name, phone, email and headshot; the brokerage name and logo; and its Information About Brokerage Services form or link.
- Branding and privacyWhether you want an unbranded MLS version too, and whether the street address is shown or shared only after a confirmed showing request.
- Where showing requests goAn email address, or your CRM along with its connection details.
- A domain, if you want oneOne you already own, or we suggest one and you or the seller register it.
- Seller consentWritten permission for the website, the 3D work and any drone flight. Texas law requires the owner’s consent for us to fly.
For the 3D: new builds and homes with plans
The fastest route. The better the plans, the sooner the model is ready.
- Floor plans for every level, with dimensionsBest is the builder’s or architect’s model file (Chief Architect, Revit, an ArchiCAD IFC export, DWG or DXF). A vector PDF works, and scanned plans take longer.
- Exterior elevationsFront, rear and both sides.
- Roof planIf there is one.
- Site plan, plat or surveyLot lines, where the house sits, the pool, driveway and outdoor structures, and which way is north. The sun study depends on it.
- Finish selectionsExterior stone or brick, roof, window frames, flooring, cabinets and countertops, and feature finishes such as a wine room or fireplaces.
- Ceiling heightsIncluding vaulted and two-storey rooms.
For the 3D: resale homes without plans
Choose one of these. Either way, we also need a plat or survey if you have one, or at least the address, so we can place the lot and north.
- An existing floor-plan fileIf the home was already captured with iGUIDE, Matterport or CubiCasa, send the floor-plan export, such as the DXF or MatterPak.
- Or a site visit from usAbout three hours to scan and measure the interior and photograph the roof. We need access arranged with the seller and the home reasonably tidy.
Photos, if you bring your own
Listing Site uses your photographer’s work, so it needs professional photography. We don’t use phone snapshots. On Complete and Signature, we take the photos; we just need access and the home ready to shoot.
- CoverageFront and rear exteriors, outdoor living, every main room and bedroom, special rooms such as a study, wine room or media room, the pool and garden, and drone views if you have them.
- FilesAt least 25 landscape JPEGs, 3,000 pixels or more on the long edge, with no watermarks. Tell us if the photographer should be credited.
- RightsConfirmation that the photographer’s licence covers the website, the brochure and social posts. Most agents already have this.
- Virtual stagingFlag any virtually staged or virtual twilight photos, so we label them.
- Anything else you haveA listing video, a Matterport, iGUIDE or Zillow 3D Home link, or a floor plan image. We present whatever you send.
The 3D model is drawn from the plans or our measurements as an illustration of the layout, the rooms, the light and the setting. It isn’t a survey, and the site says so.
Tell us about the listing
